If it takes you $8-10k to renovate a unit, not including cost and time to find a new qualified tenant etc. a $50 -$100 a month difference in rent for a known / stable tenant in my opinion outweighs the the full turn prospect.

The commission paid greatly outweighs having to go back on the market and potentially getting less than you listed it for the first time.Some individual markets are better for this than others, but if you have an agent with a great strategy on the list side (professional photos, staging advice, etc) and you pair that with listing the property at a low price; you increase your chances dramatically of getting a bidding war and not only offsetting the commission but potentially making more than originally planned.

The numbers only looked good initially and really led to headaches in actuality.It really was hard to step out of my tunnel vision when I was over the moon when I heard of the profit I could make rather than looking at my own market with my initial funds.I agree that one or two solid investments outweigh many cruddy properties just to show that I have so many under my belt.Quality over quantity is the motto going forward for sure.

Usually holding costs and lost opportunity costs far outweigh the gain in sales price.I would also have multiple exit strategies and if prices dropped more than I wanted could I keep it as a long-term investment and have the rent cover my expenses.
