This town is an old industrial town that is slowly but surely being revitalized but it's in an area of Western, MA that many people go to vacation (the Berkshires).  

Activities like tenant management, marketing, bookkeeping, inspections, overseeing contractors, and compliance tasks all count.Avoid outsourcing tasks, as this reduces eligible hours, and consider adding properties if meeting the threshold is challenging.

While building this business, I started making connections with others in the industry.

For example, if a person owned an apartment with 10+ units, would it be better to outsource everything to a property management company?

I could never guarantee that every student would find a deal but we have so many success stories and people have switched from investing in MF, MHP, Storage to office, retail, medical, industrial etc.   

My suggestion is to find some real estate industry surveys (via CBRE or others) and look for the MF cap rates in various cities/states/regions.
