I doubt Norada Guaranteed these investments so if they went down remained neutral or went up does not matter.

It likely will require years to achieve cash neutral.  

If you are trying to maximize space you may want to consider convertible sofas and/or one that has a pull out option.As far as material my preference would be a darker neutral color microfiber that would be easier to clean.Possibly most important is looking for one that is commercial grade for durability.

If you must have carpet, go with something neutral like you mentioned.Darker tans or something with a speckled pattern would be nice and hide stuff.

The requirements are the company must spend a minimum of 250 million, create at least 20 jobs, and achieve a carbon neutral status 

For me, if a property has at least 15% forced equity and is cash flow neutral or better, I'm going to keep it.
