Well, here comes Hurricane IRMA and screws up one of the target MFs necessitating a new roof which the seller refuses to negotiate on.

But I can control that the tenants have no violent crimes on their criminal report.I do not think managing in a C area necessitates dealing with criminals.

its not my logic someone who closes on a property before reselling is known as an investor.. and or rehabber or investor flipper.assigning contracts is bringing two parties together for compensation ( definition of activity that necessitates a license in most jurisdictions including CA .)  

The cash out is what necessitates seasoning from what I understand.
