Keep in mind @Mario Morales that they take premiums, invest them so there is a profit component on invested returns, and hence amplifies how far the $ can spread on payouts. less than stellar returns and expanding claims, yes, rising premiums is a certainty.

I know at NW we are all licensed agents and that does make a difference because we have access to resources some wholesalers we don't have and of course, litigation.... we not only want to operate ethically and morally, but there are real consequences to not.

@Brandon WongHello, I put together a spreadsheet model a while ago for calculating IRRs on rental investments, as an attempt to capture comparable returns by discounting future cash flows (in REI you also hear about cash-on-cash, which is typically at a point in time), and it sounded like you are having a related predicament.
