The other concern I have is service life.

You will be selling a service: solving other people's problems. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I've seen a few different services like it. 

I’m obviously getting hosed paying 8% of $3,000 / mo for the same service the land lord paying 8% of $500/mo is getting.

There is a fine line between offering a well rounded service and leaving too much in the home.I love the business and glad to be a Superhost but this has been my experience.  

How have you been making payments so far, to a servicer or directly to the seller? 

This was my second foray into real estate investing, the previous one being through a “full service” turnkey provider.

We pay 8% & less than you've shown on other fees for great service.
