@Kmsuea Abdei signing an Exclusive Buyer Agency Agreement is common, but it can limit you to working with just one agent.

Forget collections agency.

Was curious if anyone had a final solution to help on the accounting side of everything.I use QBO for my other company (marketing agency) but hate it and it's not built for RE.

OHFA (Ohio Housing Finance Agency) has some down payment assistance options.

I fired them last year.I just opened my mail to find a notice from a COLLECTION AGENCY stating I owed them money.

I also love the fact that I can help them build credit by reporting their rent to credit agencies.  

Also, be sure to check with the section 8 agency managing the tenants - sometimes if you pass on an additional cost like that they will no longer be eligible to live there if the rent and utilities exceed what they were approved for.

The city has been doing extremely well and it hasn't quite gone mainstream with most investors yet.Happy to share some resources and learnings on the market there if you'd like.

Assign it to a collection agency on a contingency basis.
