It is balance sheet heavy but for some reason, most investors in BP are just focused on P&L and they stick with these free accounting platform that doesn't even utilize the Balance Sheet.A lot of the time when I clean up client's books, it's mainly in the balance sheet that needs to be fixed up.

Mainly bc they are the reason that I was able to acquire the property.

So I will be mainly focusing on South Florida where I have people, resources, and experience.

Purchase price: $325,000 Cash invested: $80,000 Good sized three family property with small lot on fairly busy main road.

Points will mainly range from 2-4% depending on the above experience/credit and also the lender itself.

We are currently building the house to be a single family home, but the main house could be split into 2 units and there is already a 'mother-in-law' suite completed.

so if you're looking at 123 main street you wouldn't use it because you already have a specific property identified.that's all.
