It sounds like at the current moment a HELOC would be the way to go as it can help keep costs low by only paying interest on what I pull out rather than doing a refi and being locked in to a higher payment regardless whether or not I find a deal.

The unfortunate aspect we see all too often is when people miss their opportunity to refinance because rates spiked back up and they're forced to keep paying the higher rate.The way a lot of people right now are balancing this is doing a longer-term rate lock on a refinance - say 45 or 60 days.

Specifically I (with my husband and business partner and two little girls) am on the path to early retirement through my business and interested in the buy and hold strategyIt kind of feels like a needle in a hay stack to me right now - as I am not familiar with areas etcI would love to know about challenges others may have had trying to do this, tips We are happy to come over and do some boots on the ground searching, living in areas etc as opposed to buying sight unseen, but obviously flipping etc is not on the cards for us.
