Context:I’m seeking advice from those experienced in real estate investing and financial freedom strategies.I recently bought a multi-family property in Newport, RI, using my VA loan for $695K.

I'd budget 30k. framing labor in ohio is about $7-$8 per sq ft and materials about the same.

This money gets added onto the back of the loan kind of like a VA funding fee does. 

The VA and Fha loans have been able to do it but their strict appraisal guidelines make it tough to buy the often older homes in my market in Virginia Beach / Norfolk Area.
