Both of these are legitimate concerns.

When you are legitimate you explain in detail and you show your happy 500 previous customers.

Not answering a legitimate question, when making a claim, can be self serving and can lead people to believe the claim is false. 

So even if the landlord approves an expungement (deletion), the judge is not supposed to delete it unless the eviction was not legitimate at the time it was filed.  

But if you want to use a conservative approach and use the extra cash flow to pay off debt versus further investing, I think that's a very legitimate way to go about it.

The tenant will legitimately claim the seals were of poor quality to begin with.

Any legitimate property manager will be able to handle the entire eviction process from start to finish.
