In the six years I've owned, operated and sold vacation rentals on the Oregon Coast the investment landscape has evolved considerably. 

I drove to my office, everything around me was on fire including the landscaping and dumpsters in the parking lot--no firefighters around. 

Sometimes, I see investors lean into property managers who know the landscape and can “drive for dollars” around the block.

What type of lights do you have that are $250 more than usual (was this over the course of a month)... 

It seems that a mix of regulation on the legal side and taxation on the numbers side have changed the landscape.

Natural lights (Windows + Skylight) and kitchen island get you the best ARV ;) !

Make everything neutral (decor and lighting) and get new pics.
