If i lived in San Jose, the first RE investment that i would consider is a local property with an ADU that had distribution on the lot that would allow a profitable lot split.

I ran into a few issues with lenders.

As to the quandary posed by the OP: The root of the issue is that it basically sucks to be an RE investor these days.

My quarterly cash distributions hit bottom about a year ago and have been on the rise since then.

They are late making any distributions.  

I don't see it as an issue but many still do, at least in my small town where the majority of renters are elderly people looking for low maintenance housing options.
