I like to look at not only the subject property but also as many of the comps, the neighboring properties, the ones behind and in front and on the next block, etc. in order to really understand the exact micro-market as intimately as possible.

We've had guests do exactly that.We do not advertise any of these supplies until our check-in instructions welcome them to use the pantry, and let this be a pleasant surprise to people when they arrive.In theory a guest could clear us out but nobody ever has.

So many of the builds I've visited, some multiple times, seem to be frozen in time: the homes are dried-in (roof paper, windows and doors), tiled floors, drywall installed, and then a dead-stop.

At that point in time, we can just list the property and sell it. we have long-term capital gains rather than short-term capital gains, we would have probably experienced some appreciation during that time.
