I am coming from the ground-up multifamily development world and I am struggling to understand how smaller properties are seen by investors.Where do you invest in Pittsburgh?  

The Greater Phx area also has more places to expand, but be cautious of "island" developments that are separated from bigger cities.

In July of last year a roof leak developed and caused damage to the ceiling in my unit, to the point there was partial ceiling collapse.

I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.

As there is a general flight to affordability, the new developments don't fill as quickly, and rely on concessions and/or lower asking rents to fill up.  

One member wants to be bought out and the other two want to develop new commercial product.

Experienced developers, could you tell me how the process/financing works?

And mostly solo in my ventures but I'm looking to expand and network as I have a few big development opportunities in a location in South Mountain, much like Camelot Homes here in Phoenix.
