On top of that wholesalers by and large are very inexperienced and or pretty slick.. this is a perfect set up to lose money as well.

Not only is it the right thing to do to help them get their legal ducks in a row about knowing SPECIFICALLY what the seller did wrong, ie did not disclose and can prove it was done for the sole purpose of deception to make the sale "smoother" but it can help you look good and have you learn how to avoid in the future (as you say "tighten up your due diligence")It sucks when agents "help" 1st time or largely inexperienced buyers long enough to make the sale and get their commission but then peace out on the client when something like this happens.It It seems like you are attempting to do the right thing which is admirable bc at the end of the day, the court system is the closest thing to a "business police" that ppl can get.

so comparing miami to ohio or kansas or iowa is very wrong in my own opinion, because you are comparing diet coke with unsweetened tea, once the economy created its own pattern of success , comparing it to other town would not be accurate becoz the methodology of understanding the phenomenon has not been researched yet.like california is now the strongest market in usa although price wise it is the second highest and huge pop declines.

Sounds like an inexperienced investor who can't take personal responsibility for the fact that you can't handle being in the low income rental business.I don’t agree with you, I could have just gone on redfin and bought a turnkey or asked an agent in Akron area to help me get one.

In the years that I've represented primarily BUYERS, I find that there has been challenges navigating transactions where the seller is a For-Sale-By-Owner (FSBO) AND inexperienced in handling a real estate transaction.
