I have known one to get a 10yr commitment.

I imagined that to mean that a 1920 home with no renovations would cost more to insure than one updated to 2024 specifications.Is this something that is just "known" to flippers/renovators and I am just coming across it?

You must work at least 750 hours per year in a qualified RE business.So most people who have high-earning W-2 jobs outside of real estate won't qualify.But the unique thing about RE pro status is that even if you don’t qualify but your spouse does, you can both file jointly and claim the losses from your RE investments to offset your other active income together.It's an incredibly powerful benefit if you do meet the criteria.

Brett,I have never heard of that company but any reason why your not using an FDIC Bank or well known lender? 

With the tech I am using (a lesser known PMS) I am able to automatically screen guests, get their selfies, write leases, and collect deposits in my work flow even for Airbnb guests.

I’m new to the world of real estate but incredibly motivated to learn and grow.

That would have been known up front if that was the original loan product being used.  

I have known and worked with Matt for years.I have attended his training and hired him as a consultant.He is hands down the best at what he does.I have personally raised over $50 million for my hard money lending company.I am grateful for a lot of people who helping me with this success and Matt is at or near the top of that list.
