Don’t get caught in the grooves of a “good job”.  

You will have to mill your own grooves at the cut ends and use loose tongues or dowels for structural integrity.

Might think about glueing down xps foam board, with 3/4 tongue and groove plywood on top, tape the seams then like a previous post said use either vinyl sheet or preferably allure or allure ultra from Home Depot.

Quality means they cut a groove into the brick mortar and folded the flashing into the groove, with everything sealed up with silicone/roof sealant.

Tongue and groove vinyl plank is the wave of the future for commercial properties and last a long time.

I have actually just cut grooves with a diamond  blade around the basement parameter to create the channel.  

Which color would you recommend for rental units for following.1) kitchen cabinets2) luxury vinyl flooring color3) paint color walls, ceiling etclastly, would vinyl click and groove plank flooring be ok in washroom too or you recommend tiles?
