I'm doing some fundraising right now so I want to be very clear what folks are putting their money into.

Then when you're doing 10 at a time then your bottleneck might be capital again and you have to figure out fundraising again.

Likewise, if the fund raises more money and buys another property 2 years later, the 30-month clock for that other property will kick in.But since it says "after the date" rather than "on the date" - the door seems to be open for your interpretation as well.

-Legal doc prep costs associated are not going to be drastically different between a small single deal raise and $100m+ fund raise.- Unless we have deals lined up and a highly predictable deal flow we can raise the fund but only do capital calls once deals are under contract.

& as I am sure many of you know, the closing process after the PSA is signed is fast with a lot of folks and tasks.What is your favorite tech to use to assist with Investor/Fund raising reach-out workflow/process automation?

That being said I wanted to remain truly passive and didnt want to learn a lot about it but just wanted real estate exposure to balance my portfolio I think the funds offerings from RealtyMogul and Fundraise make sense, they seem to be relatively balanced and set up to generate income regularly. 

We are currently looking for people to network with that come across companies in need of a fund raising vehicle.

I could fund raise from family as a last resort for a "down payment" to the lender, but I would really prefer to have just one note to pay.
