It’s around 1% fo all home transactions and the average down payment on seller financed deals is 25%.So all those grooves out there, tell you you can get seller financing with 0% down are like lottery stores telling you that you can hit powerball.Technically yes you can, but they forget to tell you the frequency of it happening

The most dangerous kind of aluminum wire was mostly only used for residential wiring from ~’65-‘73 when copper was prohibitively expensive (Al alloys that are less dangerous were used with less frequency post-‘73, and Al is still a common material for transmission and distribution lines, and even some residential use like AC units or single branch circuits, but not very common in residential wiring).

Back then I really wanted to invest into real estate and I did value the knowledge of experts but the sales pitch made me think that my upfront 20k sacrifice would be repaid in a sequential frequency of wholesale deals based on claims of previous students with successful deals, thus reasoning it sequentially.
