I see what you are saying for going the attorney route, but in my experience they don't have your best interest in mind.

I make much more money buying the fixer upper (abandoned, condemned, unwanted) properties for a song and paying cash.

I've made about 10 offers and almost every time, have been beaten by an all-cash offer or someone forgoing an inspection and closing faster than I'm willing to. 

The end result of this is going to be no change in price for those who forgo an agent, and an increase for those that use one.
