For most of our small drywall and plywood hauls from the big orange retail giant and its big blue competitor, the rack on top of the SUV and the moving blanket+ratcheting load straps that we keep in the spare-tire compartment do just fine.Our vehicle of choice, and I remember the old days fondly, used to be a Honda Odyssey with 200,000 miles on it.

I have a tenant in the upper unit if my duplex that was served a 28 day notice to vacate back near the end of August.October 1st rolled around and the tenant was unable to fond a place to live, so we granted her another month as long as she paid, and she did.

There are lots of property management companies here in the area that they are very fond of as well but if your planning on only acquiring 1-2 properties managing it yourself in my opinion would be best especially if you have the time being retired

I'm very fond of Excel, like @John Warren, but only for certain things, like evaluation of acquisitions, calculating cost and benefits of different loan structures, and projecting cashflow.
