Talk to all of them and see which ones you like, fly to town and meet them, look at some examples and numbers on current deals.

And for sure when your  an LP and your GP goes belly up not much you can do although I am sure lawsuits will be flying from other investors towards the GPs thats a given.

Best part is NJ is not what its made out to be in terms of landlord friendly, the state gets portrayed as the entire state being bad when really most wacky laws are in the major cities and they apply to 5 units or more.  2-4 unit multi families fly below radar per say.
