If something is newly rehabbed the first few years might have less expenses but the pendulum will move way over to other side in mid to later years of owning the asset.I think turn keys use fluffy numbers myself and are often targeted to the newer investors who are misinformed and not very experienced at buying properties.

But earthquakes are always a risk.. the largest earthquake on record out side of Alaska was in the mid west.. and they say they are due for a big one again.. so its just life.. you live it the best you can and hope your not in an unreinforced building or like what happened to hwy 880 in Oakland during the Loma preita quake and it pancaked the freeway and many died..
