The agent is willing to work with me and offered to pay our agent a referral fee but that they would need to be in the deal someway since it was their opportunity - which I honestly understand and would not try to snatch from them.I was concerned with the pros and cons with either route - direct or through an agent.

If you're buying single family homes, the transaction costs are high enough that it's usually the right move to buy and hold.Buy and sell direct or get a license and be the broker….buy cash and eliminate origination fees and other loan costs.

There are handful of crowdfunding lending companies emerged lately.They all seem to share a need to be an accredited investor to start investing.In order for an individual to qualify as an accredited investor, he or she must accomplish at least one of the following:1) earn an individual income of more than $200,000 per year, or a joint income of $300,000, in each of the last two years and expect to reasonably maintain the same level of income.2) have a net worth exceeding $1 million, either individually or jointly with his or her spouse.3) be a general partner, executive officer, director or a related combination thereof for the issuer of a security being offered.How strict is the accreditation requirement is being followed?

I know the Director of the construction division of License and Inspection and if you are doing anything other than cosmetic painting and maintenance you will screw yourself if you do not obtain permits.It is a good suggestion to use contractors properly licensed in Philadelphia.

My advice if you could build a small team with payment of 50% or some sort of percentage of your spreads as payment .8 director of your marketing campaigns it will be that employees job to buy things like the Deal Automator that makes marketing easier and more consolidated and less all over the place Carry what did Deal Automator does is take all tools you need as an REI and consolidated into one platform
