Just a little context I barely have a creative bone in my body I like to joke that my siblings took all the creativity for themselves this step personally was my hardest step. 

You don't want sketchy areas because you will get crappy tenants and smart females won't want to live there (too dangerous at night).

I'm also in Chicago (like @Jonathan Klemm :), and am always looking to connect with more female RE investors, especially those who are actively doing, or aspiring to work on, fix & flips.

Not to get too into the weeds, when you are face to face with someone, you can watch for mannerisms and non-verbal body language. 

They cannot arbitrarily make wild gambles because they feel like it - they have to operate within established risk parameters that are approved by several regulatory bodies and internal controls.

If you are just a warm body with 80k and no applicable skillset, I wouldn't bother.
