We have a duplex and the tile around the tub faucet got pushed sideways - upshot is the wallboard is missing behind so we need to tear down existing and either replace wallboard and retile or have a 3 piece smooth surround installed instead. 

And not even posts where users give me and/or BiggerPockets negative feedback, no matter how much I do not like the posts, or how untruthful I personally feel them to be.

I'm not sure if they still have that in this current rate environment but they do exist. 

Cherry-picking rehab costs won’t give you the full picture since everything ties into existing systems, permits, and infrastructure.For a garage conversion, you’re adding sqft  which means extra costs for HVAC, insulation, electrical, and possibly new windows or structural changes.

Does this exist in the commercial realm?

For the agents on this forum, do income producing duplexes in the Charlotte suburbs (Gastonia, Concord, Salisbury, etc.) exist for under $300K?  

I will still only have a shot at underwater properties and properties for which the owner of record is dead or hard to find.But, in a tax lien foreclosure action, all existing lien holders, including judgment holders, are also defendants.

This measure is designed to shield existing homeowners from the rapid increases in property tax bills that have become a pressing concern.

Where I'm at, if you leave a tiny piece of an existing wall and rebuild the remaining 99.99%, it's a remodel instead of a new build and the property taxes don't reset.
