Find a good real estate agent that is also an investor specialist and they can help you navigate what will get you your best ROI for your situation.  

Current situation I have a primary residence in MA and a SFH home LTR in Akron currently on a 1 year lease.

I've dealt with this exact same situation, and ontop of everything I was dealing with the Section 8 housing authority because my tenant was a voucher holder. 

I showed them all paperwork and explained the situation and they took it from there.

@Ellis Moyewe really don't know a lot about this situation since there aren't many details in your post... but i don't think this makes any sense for anyone involved here...if it's a flip that's not selling, refinancing may not solve your problem and allow you to pay back the HML in fulland typically a sub to buyer wants a low interest rate... and if you refinance now you won't be getting a low interest rate, you'll just be getting whatever the market offers.and finally.... the vast majority of loans are NOT assumable. 

I'm considering giving the existing person who lives there say $50 for 30 minutes of their time to look inside for a few minutes, chat about their situation to see if they meet at least the minimum for consideration for being a tenant, etc. 

As the owner of a property management company in Washington, I have encountered this situation before.

They offer great advice on handling these situations, including tips on dealing with the sheriff and eviction procedure, as well as navigating money judgment collection.In terms of whether you should hire a lawyer or manage it yourself, it depends on the complexity of your specific case and your comfort level with the process.

Overall, I do not feel good about the situation.
