If it were me, I would pay her her half of the equity and do a refinance.

We now live in Arizona and I frequently fly back to the southeast to repair or inspect the properties and already deduct the travel, lodging, and half of the meal expenses from my taxes. 

The area might just be extra popular at this time.

This setup adds an extra layer of anonymity and protection.

Then sell on the side, extra pipeline for revenue. 

Idea was to have a place to escape half the year with the family and STR the other half of the year.

It adds extra protection for your assets.
