But it is kind of nice as it forces me to really examine all the charges.

I am wondering if anyone out there has knowledge/experience  of examining these assessments/calculations for rental properties?  

A couple things you might look at is examine your local market and see what the other like kind properties in your area have that yours doesn't. 

Tenant stipulates, represents, and warrants that Tenant has visually examined the Premises, and that it is, at the time of this Lease, in good order, repair, and in a safe, clean, and habitable condition.

You still might need to take the state-specific portion of the exam in the additional state you’re trying to get licensed in.

Start with examining the current property. 

I suspect the new title examiner has found something in the chain of title or the execution and notarization of your deed that makes them unwilling to rely on it to issue your buyer a policy without exception for the concern(s).
