In my view, these added expenses could very well negate some of the financial benefits expected from the tax cuts.Then there’s the issue of municipal budgets.

We are able to get great incentives and the ability to own an investment property that take a very light maintenance budget for the first few years is a huge plus.

Budget better for Repairs and Vacancy!

We are also wondering whether it would be better to try and find something located closer to Nashville within 5-15 minutes that may not be as nice of a home or property for our budget or find something that is around 20-30 minutes from Nashville in the White House Tn area, but a nicer home within our budget.

But keep in mind room rental is a lot more management intensive so that is something you should budget for if you plan to hire a PM.
