My idea is to find another buyer who has cash i.e. their own funds, access to hedge funds etc I just don't know if I should list it on MLS or where to find this type of buyer quickly any ideas for a super quick sale this would be as is the title is already ran and I just did renovations on both properties?

@Jennie Berger gave you the whole kit & caboodle on Chicago zoning so I don't have a ton to ad, however, I'd highly encourage you to engage an architect like @Samuel Pavlovcik or @Prashanth Mahakali, both are awesome local Chicago resources.

They’ve been encouraging students to move there, but their main downtown area has yet to pick up, and even the nursing and pharmacy students would still rather rent six minutes away in the west side.

I would encourage you to look outside of Austin since going there shouldn't be too difficult if you need to do something in person, you can even drive some of the areas yourself and do your own evaluation of it.
