My recommendation is to see if you can work for a company in real estate or wholesaling that way you get training and education while getting paid 

i don't know how you BRRRR out of state unless you're planning on traveling there frequently to oversee it. 

I'm currently pre-approved but my lender gave me a "mid-level rate" which I believe isn't my actual rate since I haven't chosen a property but me not being as educated on the behalf and thinking it was my actual rate I decided to rate shop a bit.

Making money in real estate is easy at times, without a real education it's not so easy. 

It doesn't book as frequently as the smaller house, but generates more income.

The education is as valuable as having the $. 

I finally switched PMs recently and the new one seems much better but Im still getting pretty frequent repairs though much cheaper than the previous PM.
