@Shawn McMahon I agree with @Travis Sperr that the data says that there is no relief in sight for the next couple of years.

However, I've seen other syndicates use hard money loans to cover and also sponsors that have created a new side car to add capital until relief can be alleviated so that investors are whole.

In either case use the contract to create some built in relief - a longer than usual closing period or due diligence period, or finance contingency.

We have submitted fair offers considering the condition of the property (sellers don't keep up with the maintenace and repair as they should, for a property that they are going to lose and get no money only some debt relief.)

That's a pretty dire situation as an economy we are currently in with no relief in sight.I'd sell as a lease/option to someone who can’t get bank financing (such as a successful business owner), getting 20% down and basing the strike price as a 20% premium for 2 or 3 years down the road, charging a reasonable interest rate to get cash flow.
