This is going to become a bigger problem if the economy slips into a recession.

At some point in the future, the economy will have another crisis. 

Is there a way to make this process seem less like dealing with used car salesman or is that just they way it is?

Time for the economy to reset and interest rates to come down.

I would check some of the sub markets 15-40 minutes from Raleigh city center that still benefits from the Raleigh economy.- Everyone's situation and goals are different but I would assume there are a few quality markets within an hour of where you are located in Florida that would check a lot of your boxes. 

It’s less than 15 minutes by car from two major universities (Towson & Morgan) and just a 7-minute walk from a shuttle that services both campuses.I plan to rent the property by the room, targeting mainly college students due to its proximity to the schools.

We do receive a loyalty discount due to having homeowners & car insurance through them already.

If you provide any kind of substantial services like catering, car service, etc you will change you tax situation and no longer can file under Schedule E.
