On that note, I would also encourage earmarking capital to support the deal if things go wrong in the form of a designated reserve fund.

Didn't really plan on having to replace and my capx fund isn't going to cover it, I had $ earmarked for other things, but am debating if I should do that now or do something like you did and add Home Service Plus to limp it through or bight the bullet.

I've worked to follow the Info Template above:I had a good year in 2017 and when time to pay the rest of the taxes in 2018 and after getting a call from a motivated seller, I instead made an installment agreement with the IRS and bought that initial Colorado 4-plex on owner-carry for $800K using that $50K earmarked for the IRS - for the down payment.

That (having the funds earmarked to hire it out) is more the key to growing your business then actually going out and hiring someone to do it.

@Alex Keedy this is just my own way of thinking about it, but cash reserves are an amount specifically earmarked for, say, when the HVAC on a rental goes out; savings is living expenses.

Lastly I would also ensure that you save some of your current capital and ear mark it as reserve, if you are using govt backed loans for acquisitions, lenders will require 6 months of reserves for each property (PITI) you own.

Most importantly, the City of Hamilton is very supportive of investment, and has earmarked a lot of money for small time investors, I encourage you to look into tax credits and other incentives.
