@Mic Salvador,Doing BRRRR out of state is going to be pretty tough, unless you’re willing to move there and live on-site for the duration of the rehab and leasing process.I run a turnkey operation out in Alabama and I saw that @Min Zhang already recommended turnkey as a possible alternative—have you given that any thought?

While the duration of market upswings can vary, a five-year investment horizon often aligns well with market cycles.

Close to double that if owner wants the listing agent present for showings2. ask for pre-approval, ID, timeline, duration of home search, reason for buying, and additional pre-screening questions as needed

We add the tenant to our management software to streamline communication throughout the lease duration.

I'm just curious should I furnish the place or just keep it empty and people can move their own stuff in and just drop the minimum lease duration to 3 months?   

I would try to network with other MTR landlords in the area to determine best course of action  Yea, I would agree that the rate wouldn't be on par as an MTR that is furnished, however I do remember from my renter days that the shorter duration leases were more expensive per month than the yearly leases. 

Also, platforms like Crexi and MLS can sometimes yield better results.Questions to Ask in New Markets: Focus on questions around local vacancy rates, job market stability, average tenant stay duration, and the area’s development plans.

Make sure all parties know the jurisdictions that you need permits/approvals with, and whatever duration you think it will take to achieve permits, probably add 50%.  

There is no early buyout available due to the short duration window.
