You can open a Self-Directed IRA and use the IRA funds to buy a house using a Non-recourse loan. 

That'll help you figure out what direction to aim in before speaking with a bank to figure out how much you can qualify for. 

I come across SFR in other states from time to time direct to seller. 

These included cash buys for flips, seller financing, and subject-to deals.
