It does have nice destination and asan owner i like the private beach (not so good for the public). 

As you mentioned, it might be difficult timing the sales of each of properties where you can achieve a combined exchange (multiple properties into 1 property / or a few properties).Just a quick note that may be helpful - I work with a group of investors that can help with a combined exchange into a single property and will buy it back once you've found a replacement propertie(s) as the final destination for your capital.

I would pick a major tourist destination where it wasn't saturated with STR's already.That would take some research but you could google top vacation destinations and find a place you would go on vacation.

We were looking for something in San Jose Del Cabo, because it is a popular destination for digital nomads and remote workers.

A commute of 20-30 minutes with traffic might not get you very far, depending on your work schedule and destination.

No other country has been able to match that when it comes to beach destinations.

Instead, I just decided to head in "that direction" and figured I'd get to the destination eventually. 

For example, South Cape has larger tourist destinations such as Cape Harbour, the downtown area, Yacht Club, Marina Village, etc, where there's really nothing comparable to any of those districts in the Burnt Store area.

Consider emerging short-term rental markets, targeting areas like secondary vacation destinations or work-from-anywhere hotspots.
