I'm brand new to this sort of stuff myself and I'm very interested in small multifamily properties.

Land is also scarce, so a SFH in such a dense and popular spot will be rare and expensive.Also as David mentioned, land retains its value but structures are generally thought to depreciate to zero over 25 years.

This is exciting stuff!

All this is stuff other wholesalers and off market companies invest in to find deals (like me).WORK ETHIC: be honest with yourself...how willing are you to go down this road?

Am I just dense (a real possibility), or did I miss how to navigate account creation without a website for our business? 

Second is that you can be disciplined enough to take the money that is left over and not spend it on "stuff" so that you can have it to put down on your next property that you are going to house hack and that you will do it when you get to your next destination this summer or fall.

The worst is when they don't tell you they are moving out and leave behind enough stuff that you are not sure if they are coming back for it, and they ghost you.

for water stuff - if it is not raining based on ur experience how else one can test that?

Payed for the so called free CD/DVD stuff and all of the sudden they are charging me $40 and $98 a month for something I never signed up for.You got to watch these gurus they like to sucker people in with these free CD's,etc but in reality it's a scam to drain you of monthly charges for something you never asked or signed up for.People like that belong in jail.
