Many of these sites that they are not keeping have already been de-commissioned (although some still on the way out).If they are looking to extend the Term and upgrade their equipment, it sounds like they have no intention of leaving (which makes me very skeptical of a rent-reduction).

It came with an active private airport that we had to decommission because the insurance costs were higher than the rental income.Airstrip is 2000 ft long and the lot is 500 feet long.I was interested in developing a community of "cottage" style apartments on this lot.

File an OPRA request with the town to see if they have anything on file if an oil tank was removed or decommissioned on the property.If nothing is on file, then you'll have to do an undeground tank scan, but they aren't expensive.
