Look at all the differences in both rate and terms but most important in my opinion is their track record in customer service and meeting deadlines and closing.

They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days.

June 30th is the deadline to ask for a January, 2025 disbursement, it is obvious why they chose July 1 as this enables them to not have to do any type of payout for another year!
