Tenants have to compete with dozens or hundreds of others for incredibly high priced rentals, to the point where cottage industries spring up to help place tenants.While I will never vote for policies that replicate the poor outcomes of other cities in my hometown of Denver, I do, sadly, recognize that just holding onto my properties and watching increasingly restrictive and destructive policies get implemented will lead to long-term appreciation and rent inflation relative to cities with more landlord and developer friendly policies.

All around Jackson, Conway and North Conway you can find some great SFR's, Townhomes, and smaller cottages that get a lot of traffic 365.You have 5 main Mountains to Ski/Snowboard/Tube plus lodges all in that area as well as a great off the beaten path town filled with coffee shops, Bars, Restaurants, Ski shops, Outlets, Mall, and a Main train station that goes all the way up into the White Mountains.

I would take that money and do one of a few things with it:1-Look for a JV partner to do a larger deal with2-Keep learning about the market and investing as a whole and sit on the money until you have enough education to leverage it3-Use the money to set up your real estate business and buy leads & marketing betting on yourself may be the best of the optionsAlso tread lightly around the leave NJ advice places like OH, Baltimore, even parts of South Jersey can be money pits where ripping off out of towers is a cottage industry.

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective.
