Not certain I am doing this part correctly -- @Bob PThe 1st letter we get is a letter stating it appears something may be wrong with a conveyance that occurs and they ask for contact from borrower to explain the conveyance that occurred. 

We had a couple phone conversations and I feel the way he conveyed the image of what they do to be very misleading. 

Title conveyed is how it is. 

It's not to complete the conveyance, it's to put the world on notice about it. 

(e) When any debtor or mortgagor conveys his interest in property subject to a mortgage prior to sale wherein they are released from liability for the debt, his right of redemption under this article is terminated.

I have looked at tax auctions where there is a tax assessor number, so you think good conveyable lot.  

It's just stupid for anyone involved in the transaction to rely upon it to convey good title at a later date.

And this has been conveyed as I said quarterly along with a few of the investors made trips and walked through the project during the build out.

How are you intending to convey the property?
