In many places, commercial leases have different guidelines than residential, so it might not require 120 days.

If they are CF positive then they will not cohnt against your DTI but will improve it...that's standard conventional guidelines barring a few exceptions.

The underlayment should be durock or other concrete board.

Also you can find lenders that are a lender (have their own guidelines and terms) who can also broker to make sure you're getting the best of both worlds. 

With the advancement of concrete in the last 100 years or so, you don't really see wooden piers.
