Something I've been concentrating on internally very much lately. 

Once again, the loss of the compounding factor by concentrating on my personal home rather than an investment was significant. 

The GFC unfortunately hit all of us lenders pretty hard and I had a concentration in Jackson and ATL and Memphis so I had to move to Jackson for a year to clean up my portfolio I thought I was going to be there for maybe a few weeks but that turned out to be a year and I got very fortunate I was able to rent the developers house at Reunion .

Hopefully he finishes this rehab in February as I hope to have him set up an out of town, large (over 3000’) luxury STR in the spring.When he completes that effort, we will be concentrating on getting him a property in San Diego which as everyone knows is very expensive.  

I have a good agent I've worked with for years and letting him represent me not only gives me the advantage of additional counsel, it also gives me someone else to do the heavy lifting so I can concentrate on the deals themselves rather than the intricacies of the actual contract, the process of moving everything through closing and all the hiccups that often come with investment properties.

Concentrate on finding a Real Estate brokerage that does investing as well.Good Investing...

Right now the demand from tenants is concentrated at the higher end of the market, but I agree eventually it'll be fairly ubiquitous.
