As someone who used to work in SEO, I can see that the structure, length, and comparison format are classic SEO techniques.

I would look at wisp as an alternative comparison when talking to realtors. 

The Sierras suck the rain out of the storms so it has the 1000s of lakes and the area to the east of them are dryer (not the same)living in San Diego versus arizona or utah is no comparison weather wise.  

Then you will have an apples to apples price comparison. 

Chicago is still pretty cheap in comparison. 

Great points from @Doug Smith and some I will be leveraging in my own work.We do some "pitching" of startups to landlords and while not a 1:1 comparison we generally also leverage the credibility of the team or consultants that the startup is using to mitigate their risk.

I have not done enough comparisons to know which is more accurate (need subscription for Rentometer and Rentcast to get full access which I do not have). 

I would suggest maybe seeking the assistance of a real estate salesperson who could give you accurate market comparisons for the area, add to the description, and most importantly, take photos that will better highlight your property.
