The utility company missed an appointment and no communication from them or action to even reschedule.

The most reliable method to locate liens and their positions is to conduct a title search through a title company.

Many claim they do not charge a markup, but then aren't transparent with invoices, etc. 1) If a PMC charges $x hourly, their markup is built into that hourly rate as they are NOT paying their workers that hourly rate.2) Many PMC's send you ONLY their invoice, or from their wholly owned maintenance company, not the underlying invoices from Home Depot and contractors.

We hired an appraisal company to do an appraisal knowing we were under the gun because now the seller is threatening to sue me and keep my earnest money.

Sorry to address such an old post, but when I saw it pop up on google and I was familiar with the company, thought I would share my experience. 

However, upon closer inspection, several red flags became apparent:Lack of Transparency: Despite claims of being a Georgia corporation, a search in the State of Georgia Secretary of State’s Division of Corporations database revealed no record of the company.

You can purchase them through a local dealer that has a good track record in the community.At this time our cleaners take care of the hot tub, but I will say if you have a certified hot tub company that can come weekly, I would definitely go that route!
