You're not getting people moving there that can commute to anywhere. 

Temple is not part of the Austin metro area, but within a long commute range for a few.

A commute of 20-30 minutes with traffic might not get you very far, depending on your work schedule and destination.

Definitely better schools in Rockwall, I think more people commute into Dallas from Royse City than Rockwall too.

Commute to Atlanta: While Griffin is just a 45-minute drive from downtown Atlanta, it may not be ideal for those who need to be in the city office every day.

I'm not a big personal fan of Easton or really anywhere in ABE, but it's generally held its own even as a decent number of people make that crazy-*** commute into NYC.

Plus, you want to make sure you’re comfortable with the commute and potential tenant demand.Oh, and curious, have you started making connections in that market - lenders, contractors, agents, or perhaps other investors too?

That to me would make owning a EV and commuting in LA a must have. :) Not sure if its like that in any other bad traffic metro I know OR does not have it and I dont think its  that way in Seattle either
