That neighborhood has not seen much of an improvement over the last 10 years..If an agent is selling a property and calls it a C neighborhood in the back of my head I always wonder if they are looking at it through rose-colored glasses.

Neutral colors work well, and energy-efficient upgrades not only attract buyers but can also qualify for tax benefits.

I will also add that many independent travelers that do room rentals enjoy having their own fridge.To keep things kosher in shared spaces, my friend who runs PadSplit says every room comes with one colors or plates cups etc to ensure that guests are accountable for their own dishes.

The units all have tri-paint jobs with ceiling paint, a nice wall color and super-white glossy trim on everything else. 

Now, if the borrower made payments for 9 months, defaulted again and you said you'd take 94,652, that's a horse of a different color.

I would add that you can go a long way just having some clean color schemes (two wall colors and one trim color will do almost any house) and a few tasteful accent pieces. 

I agree 100% that most investors spend too much time on the fun stuff, looking at 'deals', building models, picking paint colors and don't spend enough time in self reflection to understand what the are and aren't good at.
